I have a query- The registered area which finds mention in the documents and property tax receipt Will be considered or there will also be any physical verification (if the actual area due to some additional construction may exceed slightly-1020 sqfeet). Can anyone answer?

If it's a house you're talking about then I think it should be under 900 sq ft (100 sq yards plot). The 1000 sq ft classification is for a residential flat (in an apartment), as far as I can tell.
As for the physical verification, the DoPT circular says, '[Appointment] is subject to the Income and asset certificate being verified through the proper channels and if the verification reveals that the claim to belong to EWS is fake/false the services will be terminated forthwith without assigning any further reasons'.

The circular says, 'owns or possesses...', so even if you possess it w/o documents, you'd be ineligible. But, again, it all comes down to physical verification, since it's only 20 sq feet.
My state is Madhya pradesh and the process has not been started for granting EWS certificate...today only the MP Govt has given an "in principle" approval to the EWS quota so it will take more time to be implemented on ground...i think this is the situation in most of the states and candidates are unsure whether to select EWS or not...i have applied as general only as taking risk is not a good option...
Seems 70 percent ews people won't apply under ews this time ; mainly due to- 1. Worry of ke ews cut off might exceed general.. 2. Being lazy to go sdm or tehsildaar offices.. 3. Not reading or trying to comprehend original notification of upsc or ews eligibility 4. Following others who are saying ke they won't take risk and fill under general- even if they have applied under ews-chatuur strategy from 3 idiots..
My 2 cents -
agar eligible ho for ews take 2 days sdm office or tehsildaar office visit.. Show ur gratitude to people outside ( who are not govt employees but help in work in govt offices work and file moving ).. If can't afford being grateful then keep 3 days off and go- sdm Maar ke thori bhaga dega agar puchoge usse toh.. And central govt ka order hain for ews certificate and u need to apply for central services.. So sdm etc will be knowing abt it.. Nahi toh court se order leh lena for sdm to issue it as last date issue-waise sdm or tehsildaar apne aap he deh dega if u meet central govt income limit and u try to explain urgency..
And unless not comfortable with any other centre and want high demand centres like delhi.. Toh 15 days mei bhi ban jayei ews certificate still u will have plenty of time to apply.. Or even if u can travel to different centre than ur hometown or study town - then no harm in applying after getting ews certificate made..
Do remember--always first time is golden chance-next yr se ews certificate bhar bhar ke banenge.. Agar yakeen nahi toh 2011 ka csat ka paper and upsc prelims cut off of general dekh lena..
